The appraised value is the value assigned by the county appraisal district (CAD) for property tax calculation. It's broken into land value and improvement value (structures). Texas law requires CADs to appraise at 100% of estimated market value.
ParcelKit estimates annual property tax by applying the county's average effective tax rate to the property's appraised value. The actual tax bill depends on applicable exemptions (homestead, over-65, veteran, etc.) and the specific taxing units for that parcel.
Land value reflects the assessed worth of the raw lot. Improvement value covers the structures built on it (home, garage, etc.). Together they make up the total appraised value shown on the CAD record.
Texas county appraisal districts reappraise properties annually. The CAD publishes a new appraisal roll each spring, with values typically reflecting January 1st of that tax year.
Yes. Texas property owners have the right to protest their appraised value with the county Appraisal Review Board (ARB). The protest deadline is typically May 15th or 30 days after the Notice of Appraised Value is mailed, whichever is later.
