FEMA flood zones are geographic areas defined by the National Flood Insurance Program (NFIP) that reflect the severity of flood risk. Zones starting with 'A' or 'V' are Special Flood Hazard Areas (SFHAs) where flood insurance is typically required for federally backed mortgages.
SFHA stands for Special Flood Hazard Area. Properties in an SFHA (zones A, AE, AO, AH, V, VE) have a 1% or greater annual chance of flooding, also known as the '100-year flood' level. Lenders generally require flood insurance for properties in SFHAs.
ParcelKit sources flood zone data from FEMA's National Flood Hazard Layer (NFHL) via live API lookup. Results reflect the most recently published FIRM (Flood Insurance Rate Map) for that area.
Flood zone lookup is available for addresses that can be geocoded in Harris, Montgomery, Fort Bend, and Waller counties. Coverage expands as ParcelKit adds more counties.
Yes. Properties in high-risk flood zones (A or V) typically require separate flood insurance beyond a standard homeowner's policy. Even properties outside SFHAs can flood — roughly 25% of flood claims come from moderate- or low-risk areas.
