ParcelKit returns properties within a geographic radius of the subject address, sourced from the county CAD. Results include appraised value, land value, improvement value, and distance from the subject.
Appraised value is the value assigned by the county appraisal district for property tax purposes. It may differ from market value (what a buyer would pay today). In Texas, CADs are required to appraise at 100% of market value, but there is often a lag.
The data is useful as a starting point for a CMA. For a complete analysis, combine CAD values with recent sale prices from MLS data, as CAD records reflect appraisal values rather than transaction prices.
